Planning & Zoning Forms

The City of Olive Branch has changed how planning and related zoning applications will henceforth be submitted to the City for consideration. Effective October 21, 2025, all applications and associated materials (plans, plats, explanation letters, etc) should be submitted electronically through the new online system at www.obms.us/apply.   

 With this new electronic application processing system, you will be able to:

• Submit your applications and upload associated materials online
• Follow the review process online, including viewing the status of your application
• See staff review comments online once they are posted
• See the planning and other development review staff (engineering, fire, building, etc) that are assigned to review your application. With this knowledge, you should be able to reach out directly to that staff to discuss any issues you may have regarding your application.
• Pay applications review fees online.

There are processing fees for paying online: E-check fees are $1.95.  Credit card payments will be 3.75% of the application fee, with a minimum of $2.50.

Regarding review fees payment, you will not be required to pay the fees at the time of application submission. Once you apply, City staff will complete an initial check to confirm that you submitted the right application and provided all required materials.  Once the City confirms, and, therefore, accepts the application, you will receive an invoice electronically. You will then log into the website and pay the review fee. Note that an application that requires a review fee is not complete until the fee is paid. Please, be mindful of payment deadlines that may be specified on the invoice or otherwise to ensure the application is processed in a timely manner in preparation for various city board meetings.
